Site Identification

Through our extensive national network of contacts within the property industry, public bodies and financial institutions, we have a high degree of market knowledge. Through these contacts, we are able to identify opportunities both on and off market, often from a strong position of support from the selling parties and their advisors.

Site Analysis and Appraisal

Our unparalleled experience allows us to critically appraise potential opportunities rigorously, using contemporary data and making appropriate judgements in respect of variances. We believe that accurate cost assumptions are as important as realistic value assumptions, with cost benefit judgements integral to the appraisal process.

Site Acquisition

Following the appraisal process, we seek to acquire either off market or with full knowledge of the competition to guide our bid strategy. Through a high level of due diligence prior to acquisition and our extensive experience, we seek to maximise our competitiveness through minimising conditionality. Joint ventures with appropriate partners are also sought.

Pre Contract

Whilst always seeking to engage with new service providers, Foundation has an extensive network of tried and tested contacts in all development disciplines. Through a competitive process, Foundation will identify, appoint and ultimately take responsibility for all professionals required to create and deliver developments.

Planning

Our philosophy is to add value through the planning process wherever it may be found, either through design enhancement, rationalisation or alternative use. We view any existing planning consent as simply a starting point and have the skills to maximise any planning permission, whilst always being mindful of the efficacy of delivery versus the time and cost of changing consents.

Contractor Selection

We have high level contacts across the construction industry and particularly at many of the largest institutionally acceptable construction companies. Our extensive experience in the appointment of contractors on an appropriate basis, ensuring that construction risk is minimised both financially and in terms of delivery, is well documented.

Funding

Through our unrivalled institutional and sector contacts, we are able to advise on and arrange forward funding or forward sale of Build to Rent schemes if appropriate. The timing of this is crucial and we would ensure that all necessary preparations were in place prior to market engagement. We have also assisted major lenders in forming their BTR debt lending strategy and accordingly have direct access if required.

Design

The Principals of Foundation have been integral to the design and delivery of over 10,000 units in high density urban locations, in substantial developments. Combining this experience with specialist BTR procurement knowledge and real-world experience of asset managing BTR stock, we ensure that the design of developments is best in class. Value is weighed equally with cost and specification is an area of expertise.

Delivery

Following appointment of the professional team and main contractor, we oversee the Project Manager and meet on site with the contactor throughout the construction process, reporting to principals at regular intervals in pre- agreed form. Ultimately, Foundation is responsible for ensuring that any scheme is delivered in agreed form, budget and timescales.

Asset Management

The team have unequalled experience and resource to ensure that the performance of the completed assets is maximised through strategic active Asset Management. Long term term performance is of equal importance to short term gain and we expect to be judged on this basis. Management expertise is employed at the design stage, to ensure that the completed development meets best-in-class standards of design and efficiency from the outset.

Property/ Facilities Management

The ongoing day-to-day running of completed developments is crucial in delivering outstanding investment performance. We have the experience to control this from inception, to ensure both minimised gross to net leakage and maximised headline income. Ongoing marketing (internal and external), staff training, maintenance and financial management are key ingredients in our strategy.

Exit

If disposing of an asset is deemed to be the most appropriate strategy, either to realise profit or re-purpose funds, we have the ability to assist in the delivery of this at the optimum price with appropriate counterparties.
